    We believe in a pay-for-performance model. You pay a commission based on the value of the booking that we send you – and nothing more. There are no upfront membership fees or set-up costs to work with us. In fact, we take care of everything that’s needed to showcase your property online – including professional staging of your property, copywriting and ensuring that photography looks stunning.


    Then, once your property is live on our site and related partner sites, you will be included in our email and social media as well as our third party marketing initiatives, also at no cost to you.

    A select number of properties will be invited to join the collection in any given destination. By limiting the number of properties we ensure that each of our rental partners receives the exposure and attention they deserve.

  • How does Top Select Visit work with property owners and their guests?

    Our Home Owner Experience team provides you with all the necessary tools to be successful. They are available to assist with any questions you may have and are eager to offer suggestions on how to maximize opportunities for your property.

    Our team of Property Specialists carefully matches each guest with the destination and property that best fits their needs. When a guest selects your property, you or the related Property Manager simply confirm the availability and we’ll do the rest. We’ll coordinate all the paperwork and will secure payments with the guest. We’ll keep you updated at every stage of the process and will ensure that you receive payment for each booking in advance of the travel date.

    Guests are assigned a Personal Concierge, so pre-arrival planning and communication is also managed by us, significantly freeing up your time and resources. We continue to stay in touch with guests. During their stay, we also provide additional support should they – or you – require it.

  • How do I apply to the Top Select Visit Collection?

Other properties are primary homes or second homes that are rarely occupied. Rest assured, property-owners’ personal items will be stored away and any storage areas will be marked for private use.

Operational Questions

  • Are there restrictions on how often I can use my home?

    Your home is -first and foremost - your property. You are welcome to reserve your home for personal stays whenever you like, provided (of course!) that you honor any guest reservations that are already booked on your calendar. Other than that, Top Select Visit doesn’t place any restrictions on how often you can visit or how long you can use your own home. To block out your travel dates, simply reserve them in your online owner account.

  • Do I have to sign a long-term contract?

    As your Leisure & Business rental partner, we are here to stay and hope you are, too. We believe in earning your long-term confidence, not locking you into an ironclad contract for many years to come. We will agree a one year contract and you can cancel your Top Select Visit agreement with 60 days notice. We’ll just need to honor any reservations that are already booked at your home.

  • What is full-service Leisure & Business rental management?

    When property owners also want to be released from the burden to act as a plumber, housekeeper and trouble-shooter, we offer them a full-service rental management. A comprehensive solution whereby Top Select Visit handles all the hurdles and hassles of running a successful Leisure & Business rental. This can include staging and marketing your home, fielding guest requests, and cleaning after every stay. While some companies offer some of these services, like advertising or housekeeping, a full-service manager like Top Select Visit does it all—so you have one invoice, one point of contact and one company dedicated to your home’s success covering it all.

  • How much are Top Select Visit management fees and which Leisure & Business rental management services does Top Select Visit offer?

    At Top Select Visit, we like to keep things simple with one comprehensive fee for all our essential services. No nickel-and-diming. No hidden fees. No paying multiple vendors.


    Your fee is determined by two different factors:


    1. Top Select Visit advertises the property on its website and related partner sites including staging of the property and providing a professional showcase. Also takes care of all communication and payments with guests on behalf of the owner.
    2. In addition to all the activities mentioned under ad 1, Top Select Visit takes care of the entire management of the property and includes providing periodic cleaning, check-in - check-out of the guests.

    Top Select Visit's full-service management encompasses every aspect of running a profitable Leisure & Business rental. When you work with Top Select Visit, you tap into a nimble team of hospitality and marketing experts who will handle it all. This includes professional listings on the most popular booking sites, targeted digital marketing, reservation management, 24/7 local guest service, housekeeping, and dynamically setting your nightly rates for optimal revenue.

  • How does Top Select Visit advertise my home?

Top Select Visit is responsible for the entire online booking process and as the property owner or property manager you have online access to the calendar of your property for as well operational and financial information of all current and past reservations.


    Book your own stay, review upcoming reservations, check your real-time revenue performance, and more.


    Top Select Visit takes care of all secured payments which will be paid accordingly, with settlement of the agreed fees, to the property owner or property manager. As property owner or property manager you have online access to operational and financial detailed information of all current and past reservations.

We evaluate our program on a regular basis with experts from the hospitality industry..


    The professional trained housekeepers sanitize surfaces and use an EPA-approved disinfectant. We also provide our teams with gloves and face masks for everyone’s protection.
